房市不樂觀？專家曝下半年「3大趨勢」 這區域買氣穩

The horn antenna is a broadband passive device, shaped like a pyramid horn, referred to as a TEM antenna, which guides the beam of radio waves at a precise frequency. FT-RF Double Ridged Horn antennas have frequency capabilities ranging from 400MHz to 40GHz depending on type and style. These series are characterized by a huge frequency range and extremely high input powers. With increasing frequency, the gain rises to a maximum of 18 dBi. At higher frequencies, the increased gain compensates for the increasing cable losses.

The advantages of Horn antenna:

近來在升息、股匯波動及平均地權條例修法的議題下，造成下半年呈現多空夾雜的局面，房仲業公布內部交易量，雖9月較8月微增2.7%、價增1.8%，但和去年同期比較，七都（台北市、新北市、桃園市、新竹縣市、台中市、台南市、高雄市）整體交易量年減12.9%、價年增7.8%。專家指出，下半年房市有3趨勢，包括捨預售買成屋、降預算買低總價、勤看屋緩出價。

台灣房屋集團趨勢中心執行長張旭嵐表示，疫情減緩，國門預計10月開放，經濟可望逐漸熱絡，不過另外一方面股匯波動、升息加上平均地權條例修法的議題，造成下半年呈現多空夾雜的局面，雙北總價高，容易反應政策影響和經濟波動，而中南部房屋總價低，升息的影響有限，整體買氣穩定發展。

張旭嵐指出，下半年房市置產族收手，自住族成為主力，市場呈現3大趨勢，首先擔心預售屋轉手限制，近期買家「捨預售買成屋」，且擔心未來恐再升息帶來的房貸壓力，因此「降預算買低總」，轉向蛋白區或小宅，雖然市場交易量趨緩，但是買方多期待有價格下修的機會來撿便宜，帶看率並沒有下降，代表需求仍旺，但出價趨向保守，呈現「勤看屋緩出價」的狀況。

台灣房屋集團趨勢中心協理江怡慧表示，9月中古房市回神，桃園交易總價明顯較上月增加，但受限經濟景氣現況與股市投資信心低落，著實影響民眾實質購買力，但剛需力道仍為主力，購屋區域也從蛋黃熱區轉向蛋白區進攻，交易區域遍佈在平鎮、楊梅、龍潭、新屋、蘆竹等地區，總價約在1000至1250萬元居多。

不過中央大學台灣經濟發展研究發佈9月份消費者「購買房地產時機」指標為102.7點，較上月下降0.8點，可見消費者購買房地產信心已有所鬆動。由於在央行宣告升息後，土建融利率地板價將隨之由2.175% 調高至2.3%，建商成本高升，以及央行嚴打養地囤地與信用管制限貸的緊箍咒等相關政策影響，預售屋市場推案規劃將偏向審慎保守。
